Every home we build starts as a conversation and ends with a set of keys. In between are four phases — steady, transparent, and designed to make the hardest project of your life feel calm.

Discovery — the conversation that shapes the home.

Before drawings, before pricing, before anything else, we listen. We ask about the way you live now and the way you want to live. We walk your site — or the site you're thinking about buying — and read what the land is telling us. We talk about what you love, what you'd never repeat, and the budget you're actually working with.

This phase ends with a written brief we both agree on: what the home is for, what it isn't, and what "great" looks like for this project.

Design & Preconstruction — where the paper meets reality.

We work alongside your architect and interior designer from the earliest sketch. Our job is to make sure the drawings match the reality of how homes actually get built — that beautiful details are also constructible, that the schedule and the budget move in the same direction, and that surprises get caught on paper instead of on the jobsite.

Build — where the drawings become a home.

How we build. A Lariat jobsite runs quietly. Every trade has clear scope. The site is clean at the end of every day. We hold weekly Owner-Architect-Contractor meetings so nothing has to be uncovered from an email chain, and you get a written recap and a photo update every Friday.

Delivery & the long tail.

Handover is not a finish line. Before we hand over keys, we walk the home with you room by room, log every last item, and don't call ourselves done until every one of them is closed. Then we stay in touch — because a house has a first year, a fifth year, and a tenth, and we want to be the builder you call for all of them.
